E-News – Dec 2023 – Merry Christmas And Happy New Year

Seasons Greetings and warm wishes for a joyous New Year!

As we celebrate this wonderful time of the year, we want to express our heartfelt gratitude for having such fantastic clients like you. Your support is incredibly meaningful to us, and we look forward to a year ahead filled with great success.

Our clients are experiencing challenging conditions with rising interest rates, labour shortages and high construction costs. We have observed a trend from our clients away from residential to venture into Specialist Disability Accommodation housing and social infrastructure like childcare and healthcare. The Victorian State Government’s Housing Statement, released in September 2023, endeavours to spark more housing investment by reducing housing supply. To recap on these changes, please see our blog post here.

Small Second Dwelling planning exemptions came into effect on 12 December 2023 to hopefully spark incremental changes throughout the State. Further planning changes are expected in 2024 to implement the Housing Statement Initiatives.

The Guide received enthusiastic feedback from the industry, including key members of the ACA Committee, with Paul Mondo the National President of ACA endorsing it as an ‘extremely valuable resource’

The event sparked contemplation on the significance of ELC operators having a comprehensive grasp of both risks and opportunities when making investment decisions across various commercial sectors. This prompted us to consider ways in which we could offer assistance in this regard.

National Retirement Living Summit

In June, the PPC Urban Directors attended the National Retirement Living Summit hosted by the Property Council Australia.

In light of a decreased focus on residential developments and an increased interest in retirement homes and Manufactured Home Estates (MHEs), this conference proved invaluable in enhancing our understanding of the intricacies of these systems.

In September, PPC Urban had the wonderful opportunity to share our expertise at the NDIS & SDA Networking Event hosted by Whisker Architecture

Our Director Hong Knowling presented on the SDA Investment Process with a focus on the importance of identifying demand for SDA Housing through a Market assessment.

It was a great success with discussions and input from participants’ family members, developers, SIL providers, architects, market analysts and town planners.
