A new development possibility – the Future Homes program! & Upcoming Event (11 April 2024)

The Future Homes program aims to simplify the process of constructing better apartments in Victoria and increase housing supply. Future Homes are pre-designed three storey apartments in well-connected locations across Victoria that provide high amenity living.

Designs: The program offers four sets of site-less Future Homes designs for purchase. Each design has a unique style, layout, and is suitable for 3-storey apartment buildings. These designs can be easily adapted to different neighbourhoods and sites across Victoria.

These so-called “off-the-shelf designs” or “pre-designed” apartment design templates can be adapted to a range of residential uses, and built through a streamlined planning approval and construction process.

Today, the Victorian Government released its Housing Statement as the first step to kick off the critical work asap to build the homes, suburbs and communities.

The Victorian Government is setting a bold target to build 800,000 homes in Victoria over the next decade, with a list of key priorities identified below, along with our high-level thoughts and suggestions. The Victorian Housing Statement can be accessed here.

Victoria’s Visitor Economy Recovery Milestone

Victoria’s visitor economy has reached a significant milestone, with the recent announcement that tourism spending in the state has reached a record-breaking $35 billion, surpassing the 2024 tourism target set for the industry 15 months ahead of schedule!

The latest national and international visitor economy figures, just released by Tourism Research Australia for the year ending March 2023, show that the State attracted an impressive 22.1% of Australia’s total visitor expenditure. Melbourne also retained its status as the top interstate overnight leisure destination, continuing its recent success landing the top spot for the Country on the World’s Most Liveable Cities list (placing third overall).

Getting to know the thriving sector of the retirement living

With baby boomers are getting older, the retirement living sector is considered a thriving industry for investment. To gain insights into this sector, we attended The National Retirement Living Summit on the Gold Coast in June 2023, hosted by Property Council of Australia. Our Directors were fortunate to attend this fantastic event and engage with inspiring speakers on the value the retirement living sector offers in response to the demographic challenge that is Australia’s ageing population.

Childcare Sector – Government Intervention and the Challenges Ahead

On both a federal and state level, major changes planned in childcare are expected to have implications for parents, centre operators and childcare workers.

Across the nation, the federal government is proposing for an increase in childcare subsidies to reduce out-of-pocket expenses for 1.26 Australian families with children in care. These changes are expected to take place to take place as early as July 2023. Subsidies will continue to vary for households depending on annual income – households with a combined income of $75,000 will receive a 90% subsidy, $500,000 a year will receive 7% and those earning $530,000 above will not be eligible for any subsidies.

Victorian Virtual Emergency Department Initiative

The Victorian Government announced the Victorian Virtual Emergency Department Initiative (VVED) in February 2022. This was introduced in response to the emergency departments (EDs) of Victorian hospitals being struggling to keep up with the increasing demand for ED care. This is a $21 million investment.

Referrals from Ambulance Victoria and Healthcare Professionals, including GPs to use the service and patients can connect with the triage nurse waiting room.

The benefits of this initiative include:

  • Emergency Department diversion of 75%
  • Greater access to other Healthcare
  • Professionals
  • Extending paramedic scope
  • Enhanced safety netting
